We provide different levels of service based on your needs:

Lease Only Agreement

You get access to our powerful RPM Leasing Process, which includes: pre-lease assessment and walkthrough (including recommendations for make-ready actions), syndicated advertising, appealing photography, scheduling and conducting property showings, tenant screening, lease preparation and processing, and collection and distribution of funds. We handle the process of finding and placing a quality tenant; you get peace of mind and freedom from dealing with the challenges and time commitments that are inherent in the leasing process.

Basic Agreement

You get our powerful RPM Leasing Process as well as standard monthly property management services. These services include Rent Collection, 24/7 emergency response, Maintenance call response, Maintenance coordination, property move-out inspections, bookkeeping with monthly reporting, year-end income and expense reporting, 24/7 owner portal access, annual rent analysis, 3 months of renter replacement protection, Rented in 29 Days Plan, and the Neighborly “Done Right” promise. We manage the day-to-day. You realize the benefits of owning your investment, have peace of mind that things are being done right, and gain back the time you’ve earned.

Premium Agreement

You get all the services of our Basic Agreement plus a waived set-up fee, reduced leasing fee, annual property evaluation, two-property walkthroughs per year, annual financial plan and review, 6 months of renter replacement protection, and waived fee for non-contested evictions. This is for the owner/investor who places greater emphasis on monitoring their property and making decisions based on a more detailed analysis of property performance and still wants peace of mind and the precious time to pursue other endeavors.

Tenant Replacement Program

We don’t want you to experience the stress of having a tenant walk away – leaving you with an empty property, no rent, and the expense of finding a new tenant. If we place a tenant with you and that tenant vacates your property in the timeframe of your chosen plan (3 months basic, 6 months premium), we will place a new qualified tenant at no additional cost.

Rented in 29 Days Plan

We understand how important turnaround is to you and your bottom line. If we don’t rent your property in 29 days or less (when following the recommendations of your Real Property Management team), you will receive a discount on your first month’s management fee.
